The other shoe is dropping

I'm working on my parents rental property.

It's not fun. Every day, I discover something broken or missing or needing replacement. Today, I found the toilet in the basement bathroom has a split in the ceramic and is leaking water. I'll be replacing the toilet and the sink. The faucet and drain pipe are all rusted out and corroded, and by the time I put a new faucet on there, I could replace the sink and have them matching. I'm finding melted wires on light fixtures, etc. A lot of these problems are age related, but the tennant could have informed us of problems with the place.
